You're so close, you almost have everything you need so why not go full tubeless and leave flats behind you forever.

UST VALVES - The UST valves I have are these, they're not name brand but they work fine. I put an o-ring between the valve locking nut and the rim for a tighter seal.
SEALANT - For sealant, I use watered down
modeling latex which you should be able to get from a decent hobby store. It's far cheaper than tubeless sealant, which is mostly the same thing. Thin it down with water so it's slightly thicker than milk, it has to be thin enough to be able to flow and coat the inside of the tyre. You can add glitter to the mix for bigger holes, but I've never had the need. I use about 2/3 to 1/2 a cup per tyre. You can use less, but it will dry out quicker and make initial sealing slow.
Note: I've used this sealant to fix holes in tubeless car and motorbike tyres with great success. You can also run this sealant in a tube and it'll self seal most holes. A kids medication syringe makes a great applicator.
TYRES - I prefer using Non-UST tyres over UST tyres, they're lighter than UST tyres and the sealant will fill all the holes in both so why not start with a lighter tyre.

this at the moment which I've found really good so far. I'm not that close to the beach, but my favorite spot to ride is mostly gravel and I find it doesn't attract too much grit. I also used
Weldtite chain lube for many years which I highly recommend, unfortunately it's hard to find places that stock it locally.
I prefer the aerosol sprays over anything else as I find they kinda foam up on contact giving good coverage and apply a thinner coat when compared to dropper types. Always wipe off all excess after you have lubed yoir chain. Also, when choosing a chain lube, I prefer ones that dry, so dust and dirt is less likely to stick to it reducing wear.
