500 an acre is cheap where ever you are...can you say pepper plantation?
 
1 Acre is like what, 4+ Dunams? The cheapest land I've ever seen around here is like $20,000 per Dunam and I think it's toxic and you can't build there. :shocked:
Probably because we don't have any spare area here. :oops:

I have seen these advertisements before and I will say BUYER BEWARE because of all the restrictions there are for usage of this land...just investigate to see if you can put a septic tank on the land and those restrictions and is there electric service to that...

Kinda reminds me of the saying...."I got some swamp land in Florida to sell ya"

Most of this is straight up undeveloped land. I'm aware of those types of restrictions you mentioned but some of my biggest concerns on a chunk of land that large is mineral rights and grazing rights.
 
I thought you would be but just wanted to make sure...the grazing rights thing can be negotiated with a new owner can it not?...as far as mineral rights go...I have no comment on that..

I believe it can but i think if theres a prior contract in place it has to be honored until it's renegotiated, but i'd want to know for certain the details of it before buying the land. And mineral rights are a biggie to me. I know how some companies fleece people with those so-called deals.
