welcome back & I'm sorry to hear that ya got hurt, hope ya heal up quick!

as for being too late to plant seedlings, I say BS!
they may not get as big of plants as if you started earlier but you'll still get some pods.
also this is null & void since you have a grow room! you can place the fall plants in your grow room to extend the season.

I say plant those seeds right now! its not too late!

Sorry you broke your ankle Paul, hope you have a rapid recovery. If all else fails and going down and up the stairs is too much, plant your pepper seeds at the table and maybe your wife will carry the trays of them down and turn on the lights. At least that would get them going and you can fuss over them when you are more mobile.
 
Thanks Jackie, but I have set up a work bench down there and so far it has been working out great. The only thing I need help with is carrying water. Plus, my wife is glad to have the mess all contained down there. I can't blame her since I'm useless with a broom right now.

Sure thing Paul. I will be planting about 20 varieties and 50-60 total. Still didn't get to it. Maybe tonight or tomorrow.
