my first house maby

Don't trust any contractors that are working for the seller. They'll do the cheapest, slapdash job they can do figuring it won't be discovered until too late. Go in the attic and basement yourself, don't depend on the building inspector. Turn on the hot and cold water at all the taps. Get warranty and repair info on all the appliances. Poke the wood around door frames and windows, inside and out (they painted over some rotted boards and I missed them.)

If the work the seller was supposed to hasn't been done by the closing, ask for a dry closing, one where you sign all the paperwork, but no money changes hands until the work is done.

the house is small..Has new wiring,windows,septic,roof,long yard lol long enough for a green house weeeee lol..it has bowed floors mind you a few jacks and beams can fix that easily...Even my step satininlaw (motherinlaw)says the house is good it just seems too good to be true

look in the corners of the rooms inside...I assume it has sheetrock...look for cracks or other signs of settling...

you said bowed floors (assuming it is pier and beam construction)...and that that could be fixed with jacks etc...very true...however, you need to check what kind of soil the house sits on...if it is a caliche type clay, the house will shift as the moisture content of the soil rises and lowers...this makes windows and doors not open/close properly...
 
Oh, go there at night, in the morning, times when ppl are coming and going and see what the neighbours are like. Loud radio, train line, 'rat run' (traffic avoiding major roads) during rush hour...
 
Do you have buddies or relatives who are in construction business? Electricians? Plumbers? Inspect the house with them. If the realtor is okay he won't mind. Watch his face how he reacts when you introduce construction professionals. He also won't mind a second or third inspection if the house is okay.

no - what is the most boring place in the U.S. ? Isn't it Wyoming or Iowa or something like that? Ottawa is a large, but incredibly dull city...One good party place called the Square...Other than that and a few good pubs and peeler bars, the place is snoozeville...
 
I hear ya...boring is not in a Texas' towns vocabulary...

I would have said Utah but I've actually never been there...........so I'm going to say Toledo, Ohio is probably the most boring place OI've ever been.

here here...too many yuppies, and it's not even that large cuz they just fake it. when you pass the 'welcome to ottawa' sign on the highway you still have about a half an hour to go. also it's needlessly expensive. of course if you make a ton of money and enjoy pushing you massive cart type stroller around the glebe with your six dollar coffee then it's a lovely town...

now across the bridge? heaven...fishing, hiking, beer at the corner store, everything you need...

CP, if there's a basement make sure you're either at a high elevation or the house has a sump pump. if there's some way to find out if the walls were built right with felt paper and vapor barior and all that without ripping out the walls make sure that's all there...
