I would work out a deal with the owner after finding a buddy who needs a place to stay and can take his place. Then approach the owner and say hey either he goes and you bring in this guy or I go. Since you pay the majority of the bills the owner will probably not want to let you go and will just go ahead and kick out the guy giving you the hassle and let your buddy move in. This way you don't have to leave and the other guy does.

get yourself some good old fashioned DUCK TAPE, , a potato sack, 1 big bucket, and a chair.... tape him down to the chair, put the potato over his head, fill the bucket up with water and do some water boarding... or tape him down to the chair and just slap the shit out of him..
