my first house maby

it's my room, where mold has been growing for who knows how long. i'm in the guest room right now and all my stuff is in boxes
 
canuk look the house over throughly, of course look for rotten wood, & everything works, I'd have someone check the mechanical stuff & make sure its up & running properly cuz most likely theres NO warranty on anything cuz that'd be in the selling info (their way of bragging, not much really)
if you want a warranty you can buy one through your insurance for so many years from the date you bought it.
the seller most likely is selling it "as is" & anyways they could just claim they knew nothing about that problem.

as for cracks in the ceiling, no big deal ALL house's settle.
the biggest concerns would be mold, rotten/falling apart foundation, mechanical. since you said it has new wiring,windows,septic,roof.

if its oil burning furnance try to get money off for that.

otherwise if it looks decent for the price, as to what others are going for, jump right in & learn what its all about being a home owner. theres no house thats 100% perfect they all have issues that might need to be addressed.
neighbors is top selling point. good luck.

not so in 9 years for me CH...I am on a "floating" slab...the whole house moves with the shifting of the soil because of the dry and wet cycles and there are no cracks in any of the corners and I have never had any problem with doors/windows opening/closing...
 
I went and looked today..I am calling my buddy tomorow(hes in construction) to go in the crawlspace and inspect the beams etc for rot..If all is well for the price im buying the house for ill re-sub the floors on the main level..rest of the house is all new top to bottom..The story is the lady with mortgage at hand borrowed a butload of money put the new septic,front porch,carport,shingles,upgraded the wiring to 220 amp service,new propane and electric heaters,windows,siding, re-dug the well..Im shure theres stuff im mising.She bit off more than she could chew and lost the house.And the neighborhood is very quiet

slab homes up here still settle/crack not as much as ones with a basement in the ground. maybe because of the weather/temps.
 
CP...sounds like one hell of a deal man...

CH...you may be right with the diffence in the weather...
 
It sounds good to me CP. If she got in over her head the more she has done the more money you save...but then I live in an 1896 home that was fixed but has little of the victorian left in....old houses always have their problems but if it's not too major you can deal with it. If the yard is big enough for the garden and peppers it's worth a fortune lol.
 
I'm thinking of buying a place myself, but every time I look for a place, the prices get lower and lower. it's that economy thing... real estate gets cheaper by the minute. so I'll wait... quietly wait.... MUAHAHAAH!!! :hell:

I'm doing a similar thing but it's for some acreage out west. How does 150+ acres for around $70,000 sound?
